Wall-hung boilers in flats and townhouses

The faults we meet most in the capital are ignition failures, boilers locked out on safety, pressure that keeps dropping and pumps that seize after the summer. In flats, a boiler squeezed into a small, badly ventilated room also suffers from a lack of combustion air.

The engineer arrives with his measuring tools and the common parts of the big makes. He looks for the cause, gives you the price and repairs. The code on the display and a photo of the label, sent before the visit, help him bring the right parts.

If a part has to be ordered, he puts the boiler back into a temporary mode when that can be done safely, so that you are not left in the cold while waiting.

Floor-standing and oil boilers in older houses

In some houses in Uccle, Woluwe, Watermael-Boitsfort or Auderghem you still find floor-standing boilers, on gas or oil, installed in the cellar a long time ago. They are sturdy, but their burners need a trained eye.

On oil, breakdowns often come from the supply: a nearly empty tank, a clogged filter, a blocked nozzle. On gas, from a dirty atmospheric burner or a worn thermocouple. The technician carries the wear parts for these appliances.

When an old boiler reaches the end of the road, he tells you frankly. Brussels rules on heating and energy performance keep changing: we explain what applies before proposing a replacement.

Shared plant rooms in Brussels buildings

Brussels has many apartment buildings heated by a shared plant room. When it fails, dozens of households can be left without heating or hot water at once.

Our technicians work for syndics, managing agents and owners: boilers in cascade, burners, pumps, mixing valves, controls and hot water production. They first restore the heating, even partly, then deal with the cause.

The syndic receives a clear report of what was done and what will need planning. We arrange access to the plant room with the caretaker or the manager, evenings and weekends included.

The faults we fix most often in Brussels

A boiler locked out on safety shows a code and a red light: ignition, flame, flue or overheating. Pressure that keeps dropping points to a leak on an old circuit, a flat expansion vessel or a dripping relief valve.

Cold radiators on the upper floors usually mean an unbalanced or sludged circuit, common in houses on several levels. No hot water from a combi often comes from a scaled plate exchanger: Brussels tap water is fairly hard.

Flues deserve attention too: shared or old flues in blocks, and wall terminals on the façade that get blocked by nests or leaves.

Before the engineer arrives

Look at the pressure gauge: on most wall-hung boilers it should read between 1 and 2 bar when the heating is cold. If it is much lower, tell us the figure; you can often top it up yourself with the filling loop.

Note the code exactly, letters and figures. Reset once, not ten times: a boiler that goes back into safety needs a technician, not more restarts.

If you smell gas, do not touch any switch, open the windows, leave the home and call 112 from outside. That comes before any call to us.

Tenants, landlords and paperwork

Small repairs and servicing are usually for the tenant, larger repairs and replacement for the landlord. Your lease may say otherwise: the job sheet we leave is clear enough to settle the question.

Every visit ends with a job sheet and an invoice from Service Technic Belgium. If the boiler is due for its periodic check, we can carry out the service and give you the attestation at the same time.

The office answers in English, French and Dutch, and the documents can be issued in any of the three languages.

From your call to the invoice

1

A short call

Address, appliance, what is wrong: the office writes it down and books a time.

2

No surprises

You know the call-out cost before anyone leaves; a replacement or a new installation gets a written quote.

3

On site

Diagnosis and explanation first, then your agreement, then the work. The documents come from Service Technic Belgium.

Frequently asked questions

Do you work in every municipality of Brussels?

Yes, in the 19 municipalities of the Brussels-Capital Region, and also in the Flemish and Walloon towns around it.

Can you come today?

We offer the first slot available. Call 0477 03 88 98 to hear the time possible at your address.

I am a tenant: who pays for the repair?

Small repairs and servicing are usually for the tenant, larger repairs and replacement for the landlord. Your lease may differ; our job sheet helps settle it.

Do you also do the service and attestation?

Yes. Brussels rules require a periodic check of boilers, more often for oil than for gas. We do the service and give you the attestation.

Do you repair shared plant rooms?

Yes, for syndics, managing agents and co-owners, with a report after every visit.

Which makes do you repair?

Vaillant, Bulex, Viessmann, Buderus, Remeha, Junkers, Saunier Duval, ACV, Atag, De Dietrich and the other usual makes.

How do I book?

Call 0477 03 88 98, send us a WhatsApp message or book online with the « Book an appointment » button. Tell us the municipality and, in a few words, what is going on.
