An urgent leak: the right reflexes

Close the main stopcock, usually next to the water meter in the cellar, the garage or under the kitchen sink of a flat. If water reaches a socket or the fuse board, switch off the power of that area.

Mop up, put buckets under the leak and move what can be damaged. Take photos for your insurer.

If water is running into a neighbour's home below, tell them, and the managing agent if you live in a block of flats.

Leak detection: finding the origin without breaking everything

A hidden leak shows through signs: a meter that turns with all taps closed, a stain on a ceiling, damp at the bottom of a wall, a boiler that keeps losing pressure.

The plumber starts with simple checks: meter readings with sections of the installation closed, inspection of visible pipes, toilets, taps and appliances. Then, if needed, he uses detection tools to locate the leak in a floor or a wall.

Locating before opening keeps the work small: one tile or a small part of the wall instead of a whole room.

Toilet, tap and cistern leaks

A toilet cistern that runs into the pan all the time can waste a lot of water without anyone noticing. Put a few drops of food colouring in the cistern: if the pan colours without flushing, the flush valve or the seal is leaking.

A dripping tap, a leak at the foot of a mixer or water under the sink usually come from a cartridge, a seal or a flexible hose. These repairs are quick.

The plumber replaces the faulty part or the tap if it is worn out, and checks the stop valves while he is there.

Leaks on the heating system or the water heater

A boiler that loses pressure every day, a radiator valve that weeps or water at the bottom of a water heater are leaks too. For the heating circuit, a heating engineer finds and repairs the leak.

A water heater leaking from its tank usually needs replacing; a dripping safety group often only needs adjusting or replacing.

In every case, switch off the power of an electric water heater before touching it, and never drain it while it is still on.

Signs of a hidden leak

A water bill going up without any change in habits. A meter that turns while nothing is open.

A stain or ring on a ceiling or a wall, a smell of damp, joints that turn black.

Pressure dropping in the heating system, or a floor that swells near a radiator. Each of these deserves a check.

How the call-out goes

You call and describe what you see; a photo on WhatsApp helps. The office gives you the call-out cost and when a plumber can come.

On site, the plumber makes things safe, finds the leak and gives you the repair cost before doing it.

You receive a job sheet describing the leak and its cause, useful for your insurer and your managing agent, and the invoice.

Frequently asked questions

What should I do first with a water leak?

Close the main stopcock, switch off the power if water is near the electrics, mop up and take photos.

How do you find a hidden leak?

With meter readings, inspection of visible pipes and appliances, then detection tools to locate it in a floor or wall before opening.

Does my insurance pay for leak detection?

Often, depending on your contract. The job sheet describes the leak and its cause for your file.

Who pays for a leak in a block of flats?

A leak on a shared riser is for the co-ownership; after the stopcock of your flat it is for you or the owner, according to the lease.

My toilet cistern keeps running: is it urgent?

Not urgent, but it wastes water. Close its stop valve and book a repair.

Is the price given in advance?

Yes: the call-out cost on the phone and the repair cost on site, before the work.
