Ceiling cassette air conditioner in a shopTechnician cleaning the filter of a Daikin air conditioner

A full clean of wall and multi-split units

In a flat in Ixelles or a house in Schaerbeek, a wall unit collects dust, fine particles and moisture. The filters clog, the coil is covered with a grey film and the fan wheel turns black. The unit works harder for the same temperature and the air smells of cellar at start-up.

The technician opens the casing, washes the filters, cleans and disinfects the coil, takes out the fan wheel if it is very dirty, rinses the tray and checks that the condensate drain flows all the way. On a multi-split, every indoor unit gets the same treatment.

In a child's bedroom or for someone with allergies, we advise not to wait: a dirty fan wheel blows back into the room everything it has gathered.

Outdoor units on roofs, terraces and courtyards

In Brussels the outdoor unit often sits on a flat roof, a back terrace or at the bottom of a narrow courtyard. It bakes in the sun and collects leaves, pollen, pigeon feathers and soot. A dirty coil pushes the pressure up and wears the compressor.

During the visit the technician cleans the coil, checks the fan, the fixings and the anti-vibration mounts, and looks at the insulation of the pipes and the joints. He then measures the outlet temperatures and the current drawn, and compares them with the expected values.

If the roof needs a long ladder or goes through common parts, say so when you book: we bring the right equipment and let the syndic know if needed.

Cassettes and ducted systems

Offices in the European quarter, practices in Uccle and shops on the Chaussée d'Ixelles often have ceiling cassettes running all day. Their filters block quickly and their condensate pump needs watching. We service them from below, without touching the ceiling.

A ducted unit hidden above a corridor or a dressing room needs access through the hatch: return filter, tray, pump, visible ducts, then a check of the airflow at each grille.

For offices and shops we advise two visits a year and plan them before opening or on Saturday, grouping all the units on the site.

VRV systems and larger installations

Office buildings, hotels and schools in the Region often use a VRV system or a chiller. We carry out their preventive maintenance: roof units, indoor units, condensate pumps, controls and alarms.

In Brussels, air conditioning systems above a certain output are subject to energy performance obligations, such as acceptance and periodic inspection, on top of the leak checks linked to the amount of refrigerant. We tell you what applies; Brussels Environment publishes the exact rules.

The logbook of the installation is updated at every visit, and one contact follows your building from one year to the next.

When to have it serviced

Once a year for a bedroom or living room unit used in summer, ideally in spring before the first heat. A reversible unit used for heating in winter runs many more hours: one visit a year remains the minimum.

Twice a year in offices: cassettes and VRV systems that run all day get dirty faster.

Do not wait if you notice a musty smell, black spots on the fan wheel, weak airflow or drops under the unit.

How the visit runs

Book online, by phone or by WhatsApp, giving the number of units and how to reach the outdoor unit. The price is confirmed at that moment.

The technician strips down and disinfects the indoor units, cleans the outdoor unit and takes the control measurements.

At the end he explains what he saw, hands you the job sheet and the invoice, and notes anything to watch before next season.

How a visit works

1

You call or book

Describe the problem; a photo of the unit or of the code on the display, sent on WhatsApp, helps the technician prepare.

2

Call-out cost first

The office tells you what the visit costs and when the technician will come, before anyone sets off.

3

Your agreement first

On site, the technician explains what he found and what the repair costs, then waits for your yes. Job sheet and invoice at the end.

Frequently asked questions

How long does an air conditioning service take?

About an hour for one indoor unit and its outdoor unit, a little more for each extra unit.

Does the service remove the bad smell?

In the vast majority of cases, yes: the smell comes from the dirty coil and fan wheel, which we clean and disinfect.

Do you add gas during the service?

No. A sealed system keeps its refrigerant. If a shortage is found, we look for the leak and propose the repair.

Can I clean the filters myself?

Yes, and it helps a lot: every few weeks during the season. The technician shows you how to take them out and rinse them.

Do you service every make?

Yes: Daikin, Mitsubishi Electric, LG, Samsung, Toshiba, Panasonic, Fujitsu and the other usual makes.

Do you keep a record of the services?

Yes, every visit gives a job sheet. Keep it: some manufacturers ask for it if a problem is covered by them.

How do I book?
