Cleaning the indoor unit: filters, fan and coil

Dust, pollen and grease build up in the indoor unit. The filters clog, the coil gets dirty and the fan wheel collects a grey layer where bacteria and mould grow: that is where the musty smell comes from.

The technician removes and washes the filters, cleans the coil with a suitable product, cleans the fan wheel and the casing, and rinses the condensate tray and drain so that water no longer drips into the room.

He then runs the unit in cooling and heating mode and checks the air temperature at the outlet.

Checking the outdoor unit and the refrigerant circuit

The outdoor unit collects leaves, dust and sometimes nests. A dirty condenser makes the compressor work harder and raises consumption. The technician cleans it, checks the fan, the fixings and the anti-vibration mounts.

He checks the pressures and temperatures of the refrigerant circuit and looks for signs of a leak at the connections. A unit that has lost refrigerant cools less and ends up stopping.

Depending on the amount of refrigerant, the rules require periodic leak checks; he tells you what applies to your installation.

Cassette and ducted units in offices and shops

Ceiling cassettes and ducted units in offices, shops and restaurants run many hours a day. Their filters and coils get dirty faster, and their condensate pumps can fail.

We plan the service at a time that does not disturb your business and service several units in one visit.

The manager receives a job sheet per unit with what was done and the parts to watch.

Signs that a service is due

A musty smell when the unit starts: mould on the coil or fan. Less cooling than before: dirty filters, a clogged condenser or a lack of refrigerant.

Water running down the wall: a blocked condensate drain. Allergies or sneezing in the room: filters and coil full of dust.

An unusual noise or a bill going up: the fan, the mounts or a dirty unit that runs too long. Each of these is a reason to call before the hot weeks.

How often to service

In a home, a service once a year is generally enough, ideally in spring before the hot weeks. Between services, rinse the filters yourself every few weeks of use.

In offices, shops and kitchens, twice a year or more is often needed, depending on hours of use and dust.

A unit used for heating in winter benefits from a check in the autumn too.
