Heating breakdowns

A gas boiler in lockout, pressure dropping, radiators cold upstairs, no hot water: these are the calls that pile up from October. Our heating engineers repair the brands found in Brussels homes, from Vaillant and Bulex to Viessmann, Buderus, Remeha and Junkers.

In apartment blocks with a shared plant room, a breakdown affects every flat. We work with the managing agent and the caretaker to restore heating and hot water and to plan the repair.

Note the code on the boiler display and the pressure on the gauge before calling: it often points straight to the cause.

Air conditioning that no longer cools

Warm air instead of cold, water running down the wall, a code flashing on the remote: our refrigeration engineers repair wall units, multi-splits, ducted and cassette systems of the common brands.

Simple causes come first: clogged filters, a blocked condensate drain, a sensor, the power supply. If the unit is short of refrigerant, the leak is found and repaired before any recharge.

Server rooms, shops and meeting rooms cannot wait long when the cooling stops; tell us when you call so the visit can be organised accordingly.

Heat pumps

Flow errors, an outdoor unit covered in ice, lukewarm hot water or a bill that keeps climbing: heat pumps are newer in Brussels homes and their faults are often a matter of settings or of the water circuit.

The engineer measures flow, pressures and temperatures, reads the controller's history and corrects the heating curve or the back-up settings.

We repair air-to-water and air-to-air heat pumps whether we installed them or not.

Ventilation systems

A heat recovery ventilation unit that has become noisy, condensation coming back on the windows, a filter warning that will not clear: ventilation is often forgotten until the air feels stale.

We replace filters, clean the unit and the valves, check the fans and the condensate drain, and measure the air flows again so each room gets what it needs.

In offices, a ventilation fault can also affect comfort and air quality for everyone; we check the whole system, not just the unit.

Servicing to avoid the next breakdown

Most HVAC breakdowns can be seen coming: a boiler that has not been opened for three years, a dirty outdoor coil, a ventilation filter that is black. A service once a year catches them before the first cold or hot spell.

In Brussels, oil boilers must be checked every year and gas boilers every three years; we recommend a yearly visit for every system.

For buildings with several systems, we can group the visits into one service day and leave a single report for the owner or the managing agent.
