What a drain survey is for

A blockage that keeps coming back in the same place, a sewer smell with no visible cause, a damp patch at the foot of a wall, a paving stone sinking above a pipe: the camera gives the answer without breaking the floor.

Before buying an older house it shows whether the sewer connection is sound. After building work it checks that new pipes were laid properly.

After water damage, the insurer wants to know where and why a pipe failed: the footage answers that question.

The equipment

The camera head has its own lights and a transmitter. It rotates to look at the whole wall and is pushed along the pipe on its rod, through the drains of houses and buildings.

A distance counter shows on the screen. Above ground, a receiver picks up the transmitter and shows the position and depth of the head.

The recording keeps each observation together with its distance from the entry point.

On the day

The technician chooses an entry point: inspection chamber, rodding eye, yard gully or a removed toilet. If the pipe is too dirty for a clear picture, he suggests jetting it first.

He works forward metre by metre and explains what he sees. At each defect he marks the spot on the ground with the receiver.

At the end he shows you the key sections and explains what is sound, what should be watched and what needs repair.

What the camera most often finds

Roots entering through the joints of clay pipes, especially near trees and hedges. Sags where water stands and debris builds up.

Pipes broken during roadworks or excavation, poor joints between PVC and old pipes, back-falls after the ground has settled.

Sometimes an old cesspit or interceptor trap that the pipe still runs through.

The report and what comes next

You receive the recording and a report listing defects, their distance and depth. It is useful for the insurer, the notary, the managing agent or to compare quotes.

If a repair is needed we suggest the lightest option: replacing a section in exactly the right place, or a liner inside the pipe with no trench.

If everything is fine, you have proof of the condition of your drains on a given date. Keep it with the house documents: it saves a new survey if a question comes up later, from a buyer, a tenant or an insurer.

The most common defects

Roots

Through the joints of old clay pipes.

Sag

Water stands and debris collects.

Break

Cracked pipe or displaced joint.

The pipe rises instead of falling.

Frequently asked questions

How much does a drain camera inspection cost?

It depends on the length, the access and whether jetting is needed first. The office tells you the cost of the call-out and the survey beforehand.

Will I get the footage?

Yes, the recording and a report with the position and depth of each defect.

Does the pipe need jetting first?

If it is dirty or partly blocked, yes, otherwise nothing can be seen. That is done with your agreement.

Can you film a 40 mm pipe?

Yes, with a small camera head. For very small diameters it depends on the bends.

Is a survey useful before buying?

Yes, especially for an older house. A drain report avoids costly surprises after the sale.

Do you cover the whole of Belgium?

Yes, Wallonia, Brussels and Flanders, for homeowners, co-owned buildings and businesses.
