Who carries out the electrical inspection?

In Belgium, the inspection of a domestic electrical installation follows the AREI/RGIE, the general regulations on electrical installations. It is carried out by an inspection body approved by the State. That body, and only that body, issues the positive or negative report. We do not carry out the official inspection ourselves.

The inspection is required at several moments: before a new installation is put into service, after a major change or extension, when a home is sold, and periodically for installations that need it. The inspector checks the board, the earth, the protection devices, the circuits and the documents.

Our electrician works around that visit: he checks the installation beforehand, prepares the diagrams, corrects what needs correcting, then carries out the work requested when the report lists breaches. You choose and contact the inspection body yourself, or we help you prepare the request.

Preparing the installation before the inspector comes

A preparatory visit avoids a failed report and a second paid inspection. The electrician tests the earth electrode and its value, the RCDs, the rating of the breakers against the cables, the bathroom protection and the condition of sockets and boxes.

He also checks the documents the inspector will ask for: the single-line diagram, which shows every circuit and its protection, and the layout plan, which locates sockets, light points and appliances in each room. Without them the inspection cannot be positive.

If some points are a problem, you receive a clear list and a free quote. You then decide whether to correct them before the inspection, or to sell with a negative report and inform the buyer. The notary takes it into account in the deed.

Compliance work after a negative report

A negative report lists the breaches found by the inspection body: missing or unsuitable RCD, poor earth, unprotected wires, overloaded circuits, damaged fittings or missing diagrams. After a sale, the new owner must have these points corrected within 18 months and call the same body back.

Our electrician goes through the report point by point and gives you a free quote that answers each remark, with no unnecessary work. Depending on the case, that means replacing the board, adding RCDs, redoing an earth, replacing cables or protecting circuits.

Once the work is done, he updates the single-line diagram and the layout plan. The installation is then ready for the follow-up visit by the inspection body, which issues the new report.

Renovation, extension and new installation

Converting an attic, adding a kitchen, installing a heat pump or a charging point? Any major change to the electrical installation must be inspected before it is used. It is better to design it to the rules from the start.

Our electricians run the new circuits and fit sockets and light points at the heights and distances required, especially in the bathroom zones. They size each protection device for the cable and the appliance it serves.

At the end you receive updated diagrams, ready for the inspector.

The remarks we see most often

Diagrams missing or wrong: the most common reason for a negative report, and the easiest to fix. Poor earth: an earth electrode with too high a value, or circuits without earth.

A missing RCD, or one that is not sensitive enough for the bathroom. A breaker rated too high for its cable, which no longer protects it.

Live parts within reach: an open box, a socket without a cover, bare wires. Damaged fittings: cracked sockets, scorched switches, old cables.

How the work goes

Send us a photo of the board and, if you have it, the inspection report. We book a visit and you receive a free quote with a fixed price.

The electrician carries out the work, updates the diagrams and explains what was done. You receive the job sheet and the invoice.

You then call the inspection body back for the follow-up visit, with an installation ready to pass.

Frequently asked questions

Do you carry out the official electrical inspection?

No. It is done by an approved inspection body. We prepare the installation before and do the compliance work after.

Is an electrical inspection compulsory to sell a house?

Yes, in Belgium the report is handed to the buyer, even when it is negative.

What happens if the report is negative?

The breaches must be corrected, within 18 months after a sale, and the same body comes back to check.

How much does compliance work cost?

It depends on the remarks in the report. After a visit you receive a free quote that answers each one, with a fixed price.

Can you draw the single-line diagram?

Yes, together with the layout plan. They are required for the inspection.

How long does a positive inspection remain valid?

For a home it is generally valid for 25 years, unless the installation is changed significantly in the meantime.
