Engineer working inside a wall-hung gas combi boiler

Bulex boiler stopped: diagnosis and repair

Bulex is part of the same group as Vaillant, and the two brands share many components, so their breakdowns look alike. A recent Thema Condens or Isotwin Condens shows an F code: F28 when it cannot light, F29 when the flame dies during operation, F22 or F75 when pressure or the pump is involved.

The engineer reads that code and the fault history, then takes measurements: gas pressure at the valve, ionisation current, fan speed, water flow. The goal is to replace only the faulty part. As soon as the cause is clear, you are given the repair price before work starts.

All the meanings are on our Bulex error codes page. It helps you explain the problem by phone, but a lockout that keeps returning always calls for a professional check.

Combustion reading on a gas boiler during maintenance

Annual Bulex maintenance

A gas boiler must be serviced in Belgium, at an interval set by the Region and the fuel; we tell you yours. On a Bulex, the engineer cleans exchanger and burner, rinses the condensate siphon, checks the pressure of the expansion vessel and the safety devices, then analyses the flue gases and fine-tunes the combustion.

On a combi he also keeps an eye on the hot water side. In many Belgian towns the water is hard, and scale in the plate exchanger is the first reason why showers become lukewarm. He tells you whether descaling or a filter is worthwhile.

You keep the maintenance attestation for your insurer or landlord, and we can remind you before the next service is due.

Radiator with a new valve connected to the heating circuit

Boiler running but radiators cold

Sometimes the Bulex fires perfectly and the rooms stay cold anyway. Often the cause is in the pipes: air in the radiators, thermostatic valves stuck closed, a circuit clogged with sludge after decades, or a pump set too low.

We bleed and rebalance the system, free or change the valves, flush the circuit when sludge is the problem and check that the room thermostat really controls the boiler. Old Thema boilers in particular dislike a dirty circuit.

A radiator that is too small for its room or leaks at the joints can be replaced, always at a price given in advance.

Indoor wall unit of an air-to-water heat pump

Replacing an ageing Bulex

Non-condensing Bulex boilers from the 1990s and 2000s still run in many homes. When they fail again and again, or a part is no longer made, a new condensing boiler uses clearly less gas for the same comfort.

We visit first: flue, gas supply, radiators. You then get a free written quote. In a well-insulated house we also price an air-to-water heat pump or a hybrid system, so you can compare side by side.

Our team removes the old boiler, fits and commissions the new appliance and explains the controls; we then remain your contact for servicing.

The Bulex problems we fix most

Drawn from our call-outs. Do not open the boiler yourself: it contains gas and mains voltage.

Lockout after a frosty night

The outside condensate pipe can freeze and block the boiler. We clear it and can reroute or insulate it.

Pressure gauge too low

Under roughly one bar the boiler stops: a leak, the relief valve or a flat expansion vessel.

Weak hot water

Hot then cold at the tap: limescale or a worn diverter valve.

Pump humming or stuck

Older pumps can seize after summer, making the boiler overheat and cut out.

Frequently asked questions

Can you still repair an old Bulex Thema?

Usually, yes: many parts for older Thema and Isotwin boilers are still available. If a key part is discontinued, we tell you and propose a replacement.

Thema or Isotwin: what is the difference?

Broadly, the Thema heats water instantly on demand, while the Isotwin has a small built-in hot water store, more comfortable when several taps run at once.

What does F29 mean on a Bulex?

The flame went out during operation: gas supply, ionisation electrode or flue. Call us on 0477 03 88 98 rather than resetting again and again.

Do you work for Bulex?

No. We are an independent heating company that repairs and services Bulex boilers. If yours is still under the maker's cover, check their terms first.

Do you come on Sundays?

Yes, seven days a week; any weekend supplement is announced on the phone.

How long does a Bulex service take?

About an hour, a little longer on a boiler that has not been serviced for years. The attestation is handed over at the end.

Can a heat pump replace my Bulex?

In a well-insulated home, yes. We compare a heat pump, a hybrid set and a new condensing boiler in one free quote.
