Extract ventilation (system C) for flats and terraced houses

In a Brussels house on two or three floors or a flat in a block, the bathroom and the toilet often have no window. Steam from the shower stays in the room and the joints turn black.

System C solves this: a unit draws the moist air out of the kitchen, bathroom and toilet, while fresh air comes in through vents in the window frames of the living room and bedrooms.

The tricky part is the duct route. We look for the most discreet path: attic, corridor ceiling, a disused chimney or the service shaft of the building. In a co-ownership we also check where the extracted air can leave without bothering the neighbours. Each extract valve is set one by one at commissioning.

Heat recovery in a major renovation

When a townhouse in Ixelles, Schaerbeek or Forest is stripped and renovated from top to bottom, it is the right moment for a heat recovery system. Fresh air is blown into the living rooms, stale air is taken from the wet rooms, and an exchanger passes the heat from one to the other.

You lose less heating, and the air comes in filtered, which is welcome next to a busy road. In Brussels, new and heavily renovated homes must meet the ventilation requirements of the energy performance rules.

We calculate the airflow room by room, choose the unit and the valve positions, and coordinate the ducts with your contractor before the ceilings are closed. After installation the technician balances the network, checks the summer bypass and explains the controls.

Servicing and repairing your system

In the city, the filters of a heat recovery unit fill with fine particles within a few months. A blocked filter reduces fresh air, makes the unit noisy and worsens the indoor air.

On a system C, it is the extract valves that clog with grease and dust, and the window vents that people close in winter. During a service we change the filters, wash the valves, clean the casing and exchanger, check the condensate drain and measure the airflow.

For a breakdown we look for the cause of a whistle, a stopped motor, a smell or an alarm: a tired mount, a crushed duct, a faulty board or capacitor. Units hidden in a ceiling or attic are no problem: the technician brings the right equipment.

Good habits between two visits

Leave the window vents open: they are the inlet of your ventilation, and when they are closed the unit cannot extract properly.

Do not block or turn the extract valves: each one was set at commissioning. Clean them without changing their opening.

Turn the speed up while cooking or after a shower, then back to normal. On a heat recovery unit, a clean filter every three to six months keeps the airflow right and the unit quiet.

After new windows

New window frames are airtight. Without air inlets and without extraction in the wet rooms, moisture builds up quickly, and mould appears behind wardrobes and in corners.

Often the simplest answer is a small extract system for the bathroom and toilet and vents in the new frames, rather than a complete heat recovery network.

We advise the solution that suits your home and your budget, with a quote for each option if you wish.

How our visit runs

Describe the problem by phone, WhatsApp or online: type of home, floor, make of the unit, noise or smell noticed.

The price of the service or the call-out is given before the visit; for a new installation the quote is free.

The technician works cleanly, measures the airflow and hands you the job sheet and the invoice. For services, we group visits by neighbourhood.

Frequently asked questions

My bathroom has no window: is a simple extractor fan enough?

A fan linked to the light switch stops as soon as you leave, while the steam stays. A timed or humidity-sensing model, or a small system that runs all the time, works far better.

Can mechanical ventilation be fitted in a flat?

Yes, most often a system C with ducts in a corridor ceiling. In a co-ownership, the air outlet has to be agreed with the syndic.

Why has my ventilation unit become noisy?

Usually clogged filters, poorly set airflow, a worn bearing or a mount that passes on vibrations. The technician checks them in that order.

Do I need ventilation after replacing my windows?

New frames are airtight. Without air inlets and extraction in the wet rooms, moisture builds up. We advise the simplest solution for your home.

Which makes do you repair?

All the usual makes: Zehnder, Renson, Brink, Vaillant, Itho Daalderop, Duco, Ubbink and others.

Is heat recovery worth it in the city?

It recovers the heat of the extracted air and filters the fresh air, which helps near a busy street. It needs room for the ducts: the visit shows whether it is realistic.
