Technician checking a combi boiler with no hot water

Combi boiler with no hot water

A combi boiler heats tap water at the moment you open the tap. If the radiators warm up but the water stays cold, the burner works: the fault is on the hot water side. The usual culprits are the diverter valve, the flow sensor and the plate heat exchanger.

In areas with hard water, the domestic heat exchanger slowly scales up. The water first turns lukewarm, then the temperature swings constantly, until it stays cold. Descaling or replacing the exchanger solves it; a water softener then protects the system.

If hot water only comes when the tap is fully open, the flow sensor is often clogged. The technician cleans or replaces it, checks the diverter valve and sets the hot water temperature to avoid both scalding and waste.

Technician testing an electric water heater with a multimeter

Electric water heater not heating

An electric water heater that no longer heats nearly always has one of three causes: the heating element has burnt out, the thermostat has failed or the high-limit cut-out has tripped. Less often, the day/night contactor in the fuse box no longer switches it on.

Before calling, check the water heater's breaker in the fuse box. If it has tripped and trips again when you reset it, stop there: the element is probably shorting. The technician tests the element and thermostat with a multimeter to know which part to replace.

When the water heater is over fifteen years old, heavily scaled or leaking from the bottom, a new element makes little sense. The technician tells you so and suggests a replacement, sized to the number of people in the household.

Apartment building plant room with hot water cylinders and pumps

Shared hot water in an apartment building

In an apartment building, hot water often comes from a shared plant room: boilers, storage cylinders, recirculation pumps and mixing valves. When several flats have no hot water, the problem is in that plant room, not in your home.

Our technicians work for property managers and co-owners' associations: stopped recirculation pump, stuck mixing valve, scaled cylinder, faulty temperature sensor or boiler in fault. They bring the system back into service and leave a clear report for the managing agent.

Large storage cylinders must regularly be heated high enough to limit legionella growth. The technician checks these settings and advises on the yearly maintenance to plan.

Heat pump water heater installed in a utility room

Replacing it with a heat pump water heater

When the old electric water heater gives up, it is a good time to consider a heat pump water heater. It works like a small heat pump: it takes heat from the surrounding air to warm the water and uses far less electricity than a standard model.

It needs a room of at least about ten cubic metres, ideally unheated: a utility room, garage or cellar. The technician checks the space, the condensate drain and the electrical supply before giving you a quote.

Installation usually takes one day: old tank removed, new one fitted, connected, commissioned and the settings explained. You have hot water again the same evening.

What you can check yourself

Before calling, these quick checks sometimes bring the hot water straight back.

Boiler mode

Some boilers have a summer/winter switch or a hot water setting. Check it has not been turned down or off.

Pressure

A combi boiler below 1 bar may shut down. Look at the gauge and top up if needed.

Water heater breaker

An electric water heater has its own breaker. If it has tripped, reset it once.

Heating times

A water heater on the night tariff only heats at night. After heavy use during the day it may be empty until the next morning.

Only one cold tap?

If just one tap runs cold, the problem is that tap's mixer, not the boiler.

How the visit works

1

Your call

Tell us whether hot water comes from a boiler or a water heater, the brand and what you have noticed. We book the first available visit.

2

Diagnosis and price

The technician tests, finds the faulty part and gives you the price before repairing or replacing.

3

Hot water back

He repairs, sets the temperature, checks the system and hands you the job sheet, followed by the invoice.

Frequently asked questions

I have heating but no hot water. Where is the fault?

On a combi boiler it is usually the diverter valve, the flow sensor or a scaled domestic heat exchanger. These parts are replaced on site.

The water goes lukewarm then cold in the shower. Why?

Often a scaled heat exchanger, too low a flow or a water heater too small for your use. The technician measures and tells you which solution fits.

Should I repair or replace an old electric water heater?

If the tank leaks or it is over fifteen years old, replacement is often more sensible. The technician gives you both prices so you can choose.

Do you install heat pump water heaters?

Yes. We first check the room is suitable, then fit and commission the unit. Ask for a quote via the form or by phone.

Do you work for apartment buildings?

Yes, we repair shared plant rooms and communal hot water systems, with a report for the managing agent.

How can I avoid another breakdown?

Yearly boiler servicing and, with hard water, a water softener limit scale, the main cause of hot water faults.

How do I reach you?
