Engineer servicing a wall-hung gas boiler

What a gas boiler service includes

A gas boiler service is not just a quick look. The engineer opens the appliance, cleans the burner and heat exchanger, checks the electrodes, empties and rinses the condensate trap on a condensing boiler and checks the gas connections for tightness.

He then tests the safety devices: flame detection, pressure switch or flue monitoring, overheat thermostat. He checks the system pressure and the expansion vessel charge, then looks at the flue and air supply.

All this work is included in the service price. If a wear part needs replacing, such as an electrode or a seal, the engineer tells you and gives you the price of the part before changing it. Nothing is added without your agreement.

Technician servicing an oil-fired boiler

Servicing an oil boiler

An oil boiler takes more work than a gas boiler. The technician removes the burner, replaces the nozzle and filter cartridge, cleans the photocell, electrodes and fan wheel, then brushes the boiler body to remove soot.

Soot insulates the heat transfer surfaces: a few millimetres are enough for the boiler to burn noticeably more fuel for the same heat. Cleaning the combustion chamber is therefore a key part of the service, and why it takes longer.

The price of an oil boiler service reflects this time and the parts replaced every time, nozzle and filter. The technician then tunes the burner and measures the combustion. Chimney sweeping is a separate job, also required under your region's rules.

Combustion analysis during a boiler service

Combustion analysis and service certificate

At the end of the service, the engineer places the probe of his combustion analyser in the flue. He measures CO, CO2 or O2, flue gas temperature and calculates the efficiency. He adjusts the settings if the readings are not right.

These results appear on the service certificate he gives you. This document is required by regional rules, by your insurer in case of a claim and by your landlord if you rent. It is included in the service price.

Keep it safe: if you sell the house, face an inspection or an insurance issue, it proves the boiler was serviced. Note the date too: the next service is best booked at the same time of year.

Technician cleaning the heat exchanger of a heat pump

And servicing a heat pump?

A heat pump burns nothing, but it still needs regular servicing. The technician cleans the outdoor unit's heat exchanger, checks the fan, the condensate drain, the water circuit filters and the settings.

He also checks the refrigerant circuit, hot water production and the heating curve. Depending on the amount of refrigerant in the unit, a leak check by a qualified technician is required by law.

A heat pump service is priced differently from a boiler service, because the work is different. It is given to you when you book, just like a boiler service, with a report at the end.

What makes the price vary

A service does not cost the same for every appliance. Here is what counts.

The fuel

Oil takes more time and new parts every time (nozzle, filter). Gas is quicker.

The appliance type

Wall-hung, floor-standing, condensing boiler, heat pump, shared plant room: the work differs.

The condition

A boiler not serviced for years often needs a longer clean the first time.

Wear parts

Electrode, seal, anode: replaced only if needed, with your agreement and a price given first.

Number of appliances

Several boilers in a building, or a boiler and a water heater: we price the whole job.

Frequently asked questions

How much does my boiler service cost?

It depends on the appliance: gas, oil or heat pump. The price is given when you book, by phone on 0477 03 88 98 or online.

Is the service certificate included?

Yes. The certificate with the combustion analysis results is included and handed to you at the end of the service.

Do I pay extra if a part has to be changed?

Only if a wear part needs replacing. The engineer tells you first, with the price, and only changes it with your agreement.

How often should a boiler be serviced?

Rules depend on the region and the fuel: in practice, yearly servicing is recommended for oil and advised for gas.

Does servicing lower my energy bill?

Yes. A clean, well-tuned burner and a clean heat exchanger use less fuel for the same heat.

Do you service all boiler brands?

Yes: Vaillant, Bulex, Viessmann, Buderus, Remeha, Junkers, Saunier Duval, ACV, Atag, De Dietrich, Wolf, Intergas and others.

Do you service plant rooms in apartment buildings?

Yes, for managing agents and property managers, with a price for all appliances and a report per boiler.
