Getting the installation ready

Belgian electrical regulations (the RGIE) require an inspection of a home when it is sold. That inspection is done by an inspection body, never by the electrician who does the works, so we do not issue a report. What we do is prepare the ground.

Before the sale, the electrician walks through the installation: fuse board, protection devices, earthing, bathroom, cellars and outdoor circuits. He gives you the list of points that would fail and the cost of putting them right.

You then decide what to do before the visit. Many Brussels sellers prefer to deal with these points first: a clean report is easier to show to the notary and to the buyer.

Works after a failed report

A failed report does not stop the sale. The buyer then has 18 months to have the works done and the inspection body come back. Many buyers discover the report at the deed and send it to us to know what bringing the installation up to standard will cost.

We take the report breach by breach and price each one. In the townhouses of Ixelles or the blocks of Schaerbeek the remarks look alike: sockets without earth in the bedrooms, no 30 mA device for the bathroom, missing equipotential bonding, unprotected cables in the cellar, earth resistance too high.

It is rarely necessary to rewire everything. A full new installation is only proposed when the general condition really calls for it: you pay for what the report asks, not more.

Fuse board and residual current devices

The fuse board often carries half the remarks: old fuses, no main residual current device, breakers that do not match the cable size, circuits without labels. Depending on its state, we complete the existing board or replace it.

A board in order has a main residual current device, a more sensitive one for the wet rooms and the washing machine, a breaker sized for each circuit and clear labels. We also split circuits when a single one feeds a whole part of the house.

In a house divided into flats, each home must have its own board and the common parts their own supply. It is a frequent point in converted Brussels houses.

Single-line diagram and layout plan

Without a single-line diagram and a layout plan, the inspection cannot be passed. These documents describe the circuits, their protection and the position of every socket, switch and light point.

The electrician surveys the installation on site, circuit by circuit, then draws clear and faithful diagrams. If your home has connected modules or home automation, they appear too, so that the inspector understands what he sees.

Keep these documents with the report. They help at every later job on the wiring and at the next sale of the property.

When an inspection is required

The sale of a home is the best-known case: the seller has the installation inspected and hands the report to the notary and the buyer. A new or heavily modified installation is inspected too, after a major renovation, an extension or a new fuse board.

Dividing a house into flats means a board per home and separate common parts, inspected before use. For a rental, a safe installation in good order is the owner's responsibility.

We tell you what applies to your property and what makes sense to do before the inspection body comes, so that you only pay for useful work.

How the work runs

Send us the report by e-mail or WhatsApp, with the address and the date of the deed if it is close. We read it and call you back with the first questions.

After a visit, or straight from the report, you receive a free quote that lists every breach and what it takes to fix it. Nothing starts without your agreement.

We carry out the works, update the diagrams and hand you everything needed for the new inspection. The inspection body then comes back to issue a new report.

How a visit works

1

You call or book

Describe the problem; a photo of the unit or of the code on the display, sent on WhatsApp, helps the technician prepare.

2

Call-out cost first

The office tells you what the visit costs and when the technician will come, before anyone sets off.

3

Your agreement first

On site, the technician explains what he found and what the repair costs, then waits for your yes. Job sheet and invoice at the end.

Can you draw the single-line diagram?

Yes. We survey the installation on site and draw the single-line diagram and the layout plan.

Can you price the works before the deed?

Yes, after a visit or from the report you send us. The quote is free.

Can the seller do the works before selling?
