The periodic check in Brussels
In the Brussels-Capital Region, boilers are subject to a periodic check under the heating energy performance rules. How often depends on the fuel: oil boilers are checked more often than gas boilers.
The check covers cleaning, the safety devices, a combustion measurement and the flue. The engineer compares the results with the Brussels requirements and adjusts the boiler when needed.
You receive the attestation with the measurements. Keep it: Brussels Environment, your insurer or your landlord may ask for it. The engineer also tells you when to plan the next check.
Servicing wall-hung gas boilers
Most people in Brussels heat with gas through a wall-hung boiler, often in the kitchen or bathroom of a flat. The service takes about an hour and needs no works.
The engineer cleans the burner and checks the electrodes, empties and rinses the condensate trap, checks the fan, the safety devices, the gas joints, the circuit pressure and the expansion vessel. Where the water is hard, he also checks the hot water side.
He ends with the combustion analysis and a check of the flue, often a balanced flue on the façade or a shared duct in blocks of flats.
Servicing oil boilers
In older houses in Uccle, Woluwe, Forest or Ganshoren, oil boilers still run in the cellar. They need a fuller service than gas: the combustion chamber is brushed, the nozzle and the filter are replaced and the burner is cleaned.
The engineer then adjusts the burner and measures the combustion. He points out anything he sees on the tank or the supply line, such as a trace of leakage or corrosion.
Sweeping the chimney is a separate job, also compulsory. If you are thinking of replacing the oil boiler, the engineer can explain the options and the Brussels grants during the same visit.
Servicing heat pumps
Heat pumps are spreading in Brussels, in renovations as well as new homes. They have no burner, but regular servicing is still needed to keep the efficiency up.
The engineer cleans the outdoor coil, checks the fan, the condensate drain, the strainers of the water circuit, the hot water production and the settings. In a courtyard or on a terrace, he also checks that the unit breathes freely and does not disturb the neighbours.

What to know in Brussels
In Brussels the yearly service is in principle paid by the tenant, unless the lease says otherwise. The attestation serves as proof at the end of the lease.
